Once we structure and fund the loans, we provide the opportunity to investors worldwide to participate in our fixed income UK property secured mortgages, either by directly acquiring loans from our loan portfolio or through their participation into our credit fund.
Our team has in-depth knowledge of both bridging lending and the London property market. This ensures that we underwrite and structure property-secured loans to the benefit of our borrowers and our investors.
Throughout our 12 years of lending and 515 short and medium-term loans, we have made veracious decisions and established an impeccable track record, with a 100% loan collection rate.
Consulco’s Private Equity Fund, the LC London Credit Fund, licensed and regulated by the Cyprus Securities and Exchange Commission, provides through its subsidiaries the opportunity to its unit holders to invest into London Property secured lending for fixed income returns, guaranteed by prime asset type security. Since its launch in February 2021, our LC Fund’s AUMs have reached €40m.
The London Credit Fund’s first sub-fund, which is primarily focused on investing into short-medium term loans secured predominantly by UK residential properties, consistently exceeds its target annual returns being 5%+ on the Sterling and Dollar investment and 4%+ on the Euro investment.
A new alternative investment option of the London Credit Fund, the second sub-fund, will be primarily focused on investing into short-medium term loans secured predominantly by UK commercial and semi-commercial properties. The new sub-fund is expected to offer returns, ranging between 5%-7% p.a. for its Euro investors and 6%-8% p.a. for its Sterling and Dollar investors.
